Senior syndicated financing for the largest office property in Luxembourg

Kildare Partners is a US-based private equity investor founded in 2013. It focuses its European activities on the acquisition of commercial properties and currently operates two funds with a total funding of around US$ 4 billion.

HELIOS is a landmark property located in Cloche d’Or, one of Luxembourg city’s four most important submarkets, which is almost fully let to high-profile tenants including the European Commission, ED Housing, IQ EQ and CDT.

The complex comprises a gross floor area of around 87,900 sqm which makes it one of the largest office properties in Luxembourg. It benefits from direct motorway access to France, Belgium and Germany.

The property is managed by Technopolis, a Nordic operator of intelligent business parks and a specialist in the development of contemporary workplace solutions.

In view of the COVID-19 pandemic and the relatively short WAULT, the procurement of senior purchase financing was a particular challenge given the relative size of the asset for the Luxembourg real estate market. Many pan-European credit institutions have tended to concentrate on their domestic markets during the course of the pandemic.
